Executive Summary

Daedalus' proprietary technology web portal is a web site designed as a tool to facilitate the control and plan the execution needed to successfully complete a complex real estate development project. The portal provides key project personnel with real-time reporting for critical project metrics such as development & design issues, construction schedules, and sales data. Without this technology, project members are forced to search disparate data sources to gather current information. However, using this tool, all essential information is aggregated in one location providing a definitive real-time information source for the project.

This technology framework provides a myriad of information services to its users. Though much of the information is available in native applications, the power of a global project data repository is the basic premise of this technology. Generally, three categories of information, including: financial data, project schedules, and proprietary project information.

Financial Data

Detailed and up to date financial data provides investors and stakeholders with confidence their investments are performing as anticipated. The standard process of requesting financial information, followed by staff reports, often spans days. With this technology from Daedalus, the same information is available in real-rime, 24 hours a day, 7 days a week.

Scheduling Data

The second class of information available is scheduling data. As a critical component of any large project, the ability of all team members from partners to site superintendents to track project schedules and their associated components is crucial to the success of a project. Schedules are accessible to all team members at all times.

Project Data

Finally, this technology provides a window into a large collection of propriety project information such as unit inventories, REPC & closing documents, and project sales statistics. This custom collection is constantly evolving.

Access to Daedalus’ Web Portal

The Daedalus “Client Log-In” web site is available to all stakeholders in the project.
Based upon user login, authentication and authorization, users are given access to specific reports. Once a user's role is assigned, accessing reports is as simple as opening a web page in a web browser or PDA. This provides a customized environment for all users, enabling this technology to serve as a proprietary home page for Buyers, Home Owner's Associations, Lenders, Partners, Realtors, Construction personnel, etc.

With data easily available, development staff, field personnel, and clients can all manage their responsibilities. Buyers can track the progress of their new unit and stay abreast of their requirements as owners. Those involved in construction can monitor critical path items, and as completion draws near, manage punch and warranty lists with a single tool. For the developer and partners, any slippage in the completion date can be identified and addressed; fluctuations in cost estimates can be investigated with detailed financial reports.

Daedalus’ custom technology provides shared information to all personnel and clients. With common information, collaboration becomes the norm, thus easing coordination and control of the many tasts associated with large scale projects. For clients using this technology there is no better information source to help pilot the project to a profitable conclusion.

Functionality

The Daedalus’ portal uses a broad assortment of business infrastructure. Accounting data is maintained in an SQL accounting database designed specifically for the construction industry, scheduling tasks are stored in Microsoft's robust Projet software, and the remaining content is collected in a proprietary SQL database designed from the ground up for real estate development.

The dashboard interface is an effective summary reporting paradigm. When a user first opens the Daedalus portal they are presented with a collection of role specific reports. The user may then pick and choose the reports to be displayed on their personal dashboard. By selecting only relevant reports users can avoid information overload. Additionally, if some piece of summary information warrants further attention, added detail can be gathered by 'drilling down' on any summary report. This produces a simple report interface with all detailed information just a mouse click away.
